Mindshift is a broad based consortium of firms that believe the only means to make significant improvements designing and delivering buildings is to start over.
The current model to design and deliver buildings is dysfunctional and wasteful. Waste accounts for as much a 57% of the cost of a project. The buildings we currently produce generate 48% of our Green House Gases. The process is dysfunctional and owners (like CURT) are demanding significant change. Improving the current model will not reduce the waste, pollution or offer improved value to owners. A new model is required.
The two components of the mindshift model deal with creating a culture of trust and assembling the means and methods of integration.
We have seen many good initiatives that are moving in this direction. The contribution that mindshift hopes to make are:
- Aggregating these initiatives and defining a common framework – connecting the dots.
- Partner with key owners or developer to implement pilot projects for proof of concept.
- Develop additional tools for a pre-design rules based cost model that compares a Trust-Based approach to the current conventional model.
- Share the results of our research and pilot projects.
- Recruit advocates to become a catalyst for this radical shift.
- Prove that you can deliver a LEED Platinum level building using a Trust-Based approach for the same cost or less than delivering a conventional building under the current system.
- Expand beyond providing project innovation to creating business innovation.
The 9 Principles include:
- Trust-Based Team Formation
- Big BIM = Common Technology Platform/Fully Leveraged
- Common Process (i.e. Lean Construction)
- Unified Incentives (i.e. Trust-Based Contracts)
- Getting it Right Up Front (early team based planning)
- Off-Site Fabrication (creating buildings as sub-components like ships and planes)
- Built-In Sustainability (Intentional vs. A Check List)
- From Project Improvement to Business Improvement
- Better Now, Even Better Next Time (Continuous Improvement)
